According to Realtor.com, the best week to list your house this year was April 13–19. So if you didn’t throw a sign in the yard, hire a drone guy, and stage your home like it’s a Crate & Barrel catalog during that timeframe… You clearly blew it. It’s over. Just give up and turn your place into a long-term Airbnb or live there forever…kidding. Sort of.
Are you actually screwed? Not at all. But time is ticking like a bomb with a passive-aggressive “live, laugh, list” sticker on it.
Let’s break this down. Realtor.com says April 13–19 was the best time to list based on their data. Cool. But they’re not the only nerds crunching numbers, and the good news? The other nerds say you’ve still got time.
Zillow’s latest research shows late May is where it’s at for sellers. Apparently, that’s when buyer search activity peaks, you know, before they start disappearing for weddings, road trips, and summer vacations.
According to Zillow:
“Search activity typically peaks before Memorial Day… By targeting late spring, sellers can get their home listed when the most shoppers are looking.”
Translation: list soon, and you’ve still got a shot at riding the buyer wave.
Still not convinced? Let’s add another source.
ATTOM Data (which sounds like a supervillain but is actually just a fancy housing data firm) analyzed 59 million home sales. They found that sellers who listed in May scored an 11.1% premium above market value. That’s not chump change, that’s “let’s upgrade the countertops and take a vacation” money.
Even Bankrate, that’s the site your financially responsible uncle sends you links from, says:
“Sellers can net thousands of dollars more if they sell during the peak months of April and May.”
So yeah, the window didn’t slam shut. It’s still open. Slightly creaky, maybe. But definitely open.

Listen, national data is like dating advice from the internet, it’s useful, but not gospel. Portland is its own beautiful, weird little beast. Whether you’re in Progress Ridge, Southeast Portland, Beaverton, or Clackamas, the best time to list your home depends on:

How many homes are on the market nearby

How fast things are selling

Whether your neighbors have already slapped “Just Listed” signs all over your block like real estate graffiti
- And even what type of property you’re selling

Spring is still prime time in the Portland housing market. Buyers are active, competition is heating up, and if you don’t move soon… you might end up listing when everyone’s too busy hiking Multnomah Falls or pretending to like paddleboarding.
